Taking Control of Your Assisted Living Search

Finding the right Assisted Living Community is one of the most significant decisions a family can make. Families spend more than 70 hours on average navigating the Assisted Living or Memory Care search (Petunia family research, 70+ families interviewed). And most do it without a clear picture of how the search industry actually works.

Understanding the tradeoffs between your main options before you start will save your family time, money, and a great deal of stress.

Three Common Approaches to the Assisted Living Search

Commission-Driven Referral Services

These are websites and services that market themselves as free, unbiased guides to Senior Living options. They feel like a helpful starting point, and many families turn to them first.

How they actually work: These services earn a referral fee from the Community that your Loved One moves into, typically equal to one to two months of resident rent, commonly $4,000–$10,000 per placement (2024 U.S. Senate investigation into referral fee practices in Senior Living). That fee is paid by the Community, not your family, and is not disclosed by default.

The tradeoffs:

  • Recommendations are weighted toward Communities that participate in the paid referral network, not necessarily toward the best fit for your Loved One
  • Many families receive immediate, high-volume sales calls from multiple Communities before they feel ready to have those conversations
  • 38% of families who used commission-driven referral services paid more per month than they had planned; 55% in Memory Care exceeded their budget (2024 U.S. Senate investigation)

What to look for instead: A service that includes all Communities, not just those paying for inclusion, and that gives your family control over when and how Communities contact you.

Senior Placement Advisors

Senior placement advisors are independent consultants who guide families through the search directly, by phone or in person. Some bring real expertise and genuine local knowledge.

How the compensation model works: Most advisors earn a fee from the Community your Loved One moves into, not from your family. This creates a structural conflict of interest that persists even when an advisor has good intentions. In most cases, advisors can only recommend Communities within their contracted network.

The tradeoffs:

  • Financial arrangements between the advisor and the Community are rarely disclosed upfront
  • The Communities an advisor can recommend are often limited to those they have existing contracted relationships with
  • Independent confirmation that a recommendation reflects your Loved One's needs, and not the advisor's compensation structure, is rarely available

What to look for: Ask any advisor directly how they are paid and which Communities they have contracted relationships with. An advisor who earns a fee from the Community has a financial interest in that placement.

Self-Directed Search

Some families research Communities entirely on their own, using online searches, state inspection records, and direct calls to each location. This approach puts your family fully in control, but it comes at a cost.

The tradeoffs:

  • The search is time-intensive: families average 70+ hours navigating the process without structured support
  • Comparing Communities across different pricing structures, care levels, and contract terms requires a framework most families do not have access to going in
  • Much of the information available online comes directly from each Community's marketing team and may not reflect current availability, pricing, or inspection history

What to look for: Structured comparison tools and a step-by-step process that helps your family evaluate Communities based on your Loved One's actual needs, not on which Community has the most polished website.
